Evaluation And Review Associates, Inc. has assembled an experienced group of real
estate appraisers, former bank officers and accountants who maintain
Certified General Real Estate Appraiser licenses in Maryland, Washington,
D.C., Virginia, Delaware, and Pennsylvania. One of our Principals is
a designated MAI (Member of the Appraisal Institute), and one is a Certified
Public Accountant. Both are former Loan Review Officers for National
Banks.

Our
professional staff of appraisers and analysts are proficient in the
analysis and evaluation of a variety of real estate valuation problems
and property types. We have provided appraisals and evaluations of most
all types of income-producing, investor and residential real estate.
Under the provisions of FIRREA and the Departure Provision of USPAP,
we can provide Limited and Summary Appraisals of a property that satisfies
or exceeds most bank's periodic property value update requirements at
a much lower cost than a new, Complete Appraisal.
Specialties
have been developed in the appraisal of industrial properties, shopping
centers, office buildings, industrial properties, self-storage facilities,
and churches. The firm's state-of-the-art capabilities are accomplished
through diligent market study on a Regional basis. This includes surveys
of investor criteria for special property types, compilation of economic
and demographic indices, and utilization of the most current software
programs for analyses, such as the ARGUS financial forecasting software.
These programs
are specifically applied and/or complimented with customized analytical
programs developed by our staff. We have developed a state-of-the-art
in-house database that contains the most recent consummated vacant land
and improved sales in the Region. This sales data is complimented by
our in-house lease database and access to COMPS, Co-Star, MRIS and Marshall

APPRAISAL
REVIEW SERVICES
Our
review services are specifically directed toward analyzing appraisals
for the appropriateness of the valuation methods and techniques employed
and for the adequacy and relevance of gathered data. Our review format
comments on the sufficiency of the appraiser's identification and description
of the property; it also rates the appraisal's compliance with USPAP
Standards, compliance with FIRREA and compliance with the client bank's
internal appraisal policy. If requested, we will provide the findings
of an independent inspection of the property.
The review
report we provide outlines recommendations for the original appraiser's
clarifications, amplifications and/or corrections. We conclude with
a summary of the report's reliability along with our own conclusion
of value (if indicated).
CONSULTING
SERVICES
Evaluation And Review Associates, Inc. provides consulting services to financial
institutions including Loan Review, Asset Quality Review, Due Diligence
for Mergers and Acquisitions, and Staff Placement and Support. We have
